Your Local Independent Agents in Santo

Out here a policy has to cover the place, not just the house. The barn, the equipment, the fencing, the stock trailer, and for a lot of families a cabin or a boat out at Possum Kingdom. The mistakes we find are rarely about price. They are about something that never got scheduled.

We are independent, so we shop your coverage across more than 80 carriers instead of selling one company’s product. Our office is on Farm to Market 4, and we take care of folks in Santo, Mineral Wells, Strawn, Gordon, Millsap, Palo Pinto, and out around Possum Kingdom Lake.

What Coverage Around Here Really Has to Account For

Wildfire and grass fires

Palo Pinto County knows what a dry, windy February can do. Fire is covered on a standard homeowners policy, but the questions that decide whether you come out whole are different: is your dwelling limit enough to rebuild at today’s costs, are your outbuildings scheduled at real values, and is your fencing covered. Fencing is one of the most commonly underinsured items on rural property and replacing miles of it is expensive.

Farm and ranch is a different product

A homeowners policy will not carry your operation. Livestock, equipment, barns, hay, and liability for anyone who comes onto the place all need to be handled properly. If you lease for hunting, that is its own exposure and most landowners carry none at all.

Hail

Hail damages roofs and vehicles here every year. Most Texas policies now apply a separate percentage deductible to wind and hail, and hail damage to your vehicle is only covered if you carry comprehensive.

Possum Kingdom

Lake homes, cabins, docks, and boats each raise their own issues. A house you are not in year round is not what a standard homeowners form is written for, and vacancy language can reduce or deny a claim. Homeowners policies also include only a very small amount of watercraft coverage and almost no liability once you are on the water. If you rent the place out at all, tell us, because that is a commercial use.

Oilfield and service work

Commercial auto, general liability, and workers compensation for the contractors and service companies working around the county.

What We Cover

Personal

Auto, home, farm and ranch, cabin and second home, flood, renters, landlord and short-term rental, life, health, Medicare supplement, motorcycle, boat, recreational and RV, personal property, pet, and umbrella.

Business

Commercial auto, business owner’s policies, commercial property, general liability, workers compensation, group benefits, health, life, bonds, errors and omissions, and commercial umbrella.

Frequently Asked Questions

Does my homeowners policy cover my barn, equipment, and fencing?
Not adequately in most cases. Outbuildings often carry a low sublimit, equipment goes unscheduled, and fencing is almost always underinsured. A farm and ranch policy handles all of it. Tell us what is actually on the place and we will build it to match.
Can you insure a cabin at Possum Kingdom that I am not in year round?
Yes, and it needs to be written as what it is. Standard homeowners forms assume owner occupancy and contain vacancy language that can reduce or deny a claim on a seasonally used property. If you also rent it out, that is a commercial use and needs a different form again.
Do I need separate insurance for my boat?
Almost always. Homeowners policies include only a small amount of watercraft coverage and very little liability on the water. A standalone boat policy covers hull damage, liability, medical payments, towing, and often fuel spill and wreck removal.
I lease my land for hunting. Am I covered?
Probably not the way you need to be. Hunting lease liability is a specific exposure that a homeowners policy is not built for. It is inexpensive to address.
What is the minimum car insurance required in Texas?
Texas requires 30/60/25. Those are legal minimums, not adequate limits, and we will price higher limits alongside so you can see the actual difference.
