Your Local Independent Agents in Aberdeen

Living on the harbor means dealing with weather that most of the country never thinks about. Rain that does not let up from October to April. Wind coming off the Pacific hard enough to take down a fence line. Rivers that come up fast when a warm system lands on a snowpack. Insurance out here has to account for all of it, and a lot of policies quietly do not.

We are independent, which means we shop your coverage across more than 80 carriers instead of selling one company’s product. Our office is on South Boone Street, and we take care of neighbors in Aberdeen, Hoquiam, Cosmopolis, Montesano, Elma, Westport, and Ocean Shores.

Bring us what you have now. We will go through it and tell you what is actually covered, what is not, and whether you are paying for something you do not need.

What Coverage Around Here Really Has to Account For

Flood is not in your homeowners policy

The Chehalis, the Wishkah, and the Wynoochee all reach this town, and the low ground floods on a schedule locals know by heart. Homeowners insurance covers none of it. NFIP policies take 30 days to go into effect, which makes December a bad month to start thinking about it. If you are anywhere near the river or the flats, this is the first conversation to have with us.

Earthquake is its own policy too

We sit on the Cascadia subduction zone, and standard homeowners policies exclude earthquake entirely. Coverage is available and it is worth pricing, particularly on older homes with unreinforced foundations, which describes a lot of Aberdeen housing stock. Deductibles run as a percentage of the dwelling limit rather than a flat number, so ask us to walk you through what that would actually mean for your house.

Old houses get underwritten differently

Aberdeen has beautiful turn-of-the-century homes and carriers look closely at them. Knob and tube wiring, fuse boxes, galvanized plumbing, and the age of the roof all affect whether a standard carrier will write the property. Some of these houses do far better with specialty carriers who understand older construction. We work both markets. If you have updated the wiring, the panel, or the plumbing, gather that documentation before we quote, because it changes both eligibility and price.

Wind, trees, and what falls on things

Coastal wind storms bring down timber, and tree removal is capped on most homeowners policies. Removing a tree that came down without hitting anything is usually not covered at all. Worth knowing if you have big firs close to the house.

Working coverage

A lot of what we write here is for people who work for a living outdoors: timber and logging operations, commercial fishing, contractors, and the trucking that supports both. General liability, commercial property, commercial auto, and workers compensation.

Frequently Asked Questions

What is the minimum car insurance required in Washington?
Washington requires 25/50/10: $25,000 in bodily injury coverage per person, $50,000 per accident, and $10,000 for property damage. That property damage limit is well below what most vehicles on the road are worth today. We will price higher limits alongside the minimum so you can see the real monthly difference rather than guessing.
Do I need flood insurance in Aberdeen?
For a lot of properties here, yes. Homeowners insurance excludes flood completely, and being outside a mapped high-risk zone only means your lender is not requiring coverage. It does not mean water cannot reach you. Preferred Risk policies for moderate and low-risk properties are inexpensive. Remember the 30-day waiting period, so this is a decision for a dry week.
Does my homeowners insurance cover an earthquake?
No. Earthquake is excluded from standard homeowners policies everywhere, including here on the coast. It is available as a separate policy or endorsement, and given where we sit it is worth at least seeing the number. Deductibles are a percentage of your dwelling limit rather than a flat dollar amount, which surprises people, so ask us to run that math for your specific house.
Can you insure an older home in Aberdeen?
Yes, and it takes more than pulling a rate. Carriers underwrite older homes on wiring type, plumbing material, electrical panel, and roof age, and some standard companies decline properties that a specialty carrier will write without a second thought. We work both markets. Documentation of any updates you have made goes a long way.
Do you write commercial insurance for Grays Harbor businesses?
We do. General liability, commercial property, commercial auto, workers compensation, business owner’s policies, and group health, including for timber, fishing, contracting, and trucking operations.
