DeEtte Kozlow

DeEtte Kozlow

Originally from Wisconsin, I traded beer for wine—but cheese remains a favorite food group. A fun fact: one of my first jobs was performing opening night at lip-sync contests around Denver. I enjoy hiking, off-roading, and horseback riding. Now retired from gymnastics coaching and dance choreography, I still dance in the kitchen to “No Diggity.” I love travel, epic adventures, and photography—especially capturing nature.

Zachary Kalthoff

Zachary Kalthoff

I grew up in Colorado as a native and have moved all over the state during my life here. As such I like a good deal of outdoor activities, especially during the summer months. But the water is where I’m truly at home, as I often describe myself as ‘fish that walks like a man.’

Your Local Independent Agents in Colorado Springs

Two things drive property insurance in this town, and everybody here has lived through both. Hail, which arrives every year and has made Colorado Springs one of the most expensive places in the country to insure a roof. And wildfire, which does not arrive every year but changed how carriers look at the whole west side after Waldo Canyon and Black Forest.

Being independent is what gives you options in a market like this. We shop more than 80 carriers, we know which ones are still writing where, and when a carrier nonrenews you we treat that as the start of the conversation rather than the end of it.

Our office is on Dublin Boulevard, and we take care of neighbors across Colorado Springs, Monument, Falcon, Fountain, Manitou Springs, and Woodland Park.

What Coverage Around Here Really Has to Account For

Your roof and how the policy pays for it

Many Colorado policies now schedule roofs on actual cash value, subtracting depreciation based on age, or apply a separate roof deductible on top of everything else. On a 15-year-old roof after a hailstorm, that can leave you paying most of a replacement on a covered claim. It is the single most consequential line on your declarations page and it is written in language nobody can parse. Send it to us.

Wildfire risk scoring

Carriers rate property here using wildfire models that score your specific parcel on slope, vegetation, access, and distance from a responding station. Two houses on the same street can score differently. That means mitigation work counts: defensible space, ember-resistant vents, a Class A roof, clear gutters. If you have done that work, document it and let us take it back to the market. A nonrenewal from one carrier does not mean every carrier will decline you.

Vehicle theft

Colorado has spent recent years near the top of the national theft rankings. Comprehensive coverage is what pays for a stolen car. Liability-only pays nothing.

Military families

Between Fort Carson, Peterson, Schriever, and the Academy, we do a lot of PCS work. Orders create the kind of problems a call center handles badly: address changes across state lines mid-term, storage coverage for a vehicle you are not driving, renters coverage on post and off, and the gap that opens when one policy cancels before the next binds. Bring us your orders and we will line up the dates.

Your dwelling limit is probably behind

Front Range construction costs have moved a lot, and homes insured to a figure set a few years back are frequently underinsured now. Extended replacement cost and building code upgrade coverage both matter here, and in a total loss they are where the real money is.

Frequently Asked Questions

My insurance was nonrenewed because of wildfire risk. What now?
Do not treat it as final. Carriers use different wildfire models with different cutoffs, so a property one company declines is sometimes acceptable to another. Bring us the notice along with documentation of any mitigation work: defensible space, roof class, vent screening. We will take a complete picture back to the market, and if the standard market is closed we look at surplus lines before anything else.
Is my roof covered at replacement cost or actual cash value?
Look for a roof surfacing endorsement, a roof payment schedule, or a separate roof deductible on your declarations page. If it is unclear, send it over. Many Colorado policies now pay roof claims on actual cash value, subtracting depreciation by roof age, and on an older roof that gap is severe.
What is the minimum car insurance required in Colorado?
Colorado requires 25/50/15: $25,000 in bodily injury coverage per person, $50,000 per accident, and $15,000 for property damage. A newer vehicle clears $15,000 in property damage by itself. Look at 100/300/100 before you decide.
Can you help military families at Fort Carson or Peterson?
Absolutely, and we do it constantly. Multi-state moves, mid-term address changes, storage and non-operation coverage, renters insurance on post and off, and the handoff between states. Bring us your orders and we will build the timeline so nothing lapses.
Why did my homeowners premium go up when I never filed a claim?
Because carriers reprice whole territories after major hail and wildfire years, and rebuilding costs have risen. Your increase may have nothing to do with you personally. That is when shopping actually pays.
